Our Approach
Positioned for Dynamic Economic Conditions
With a current downturn in the economy, some extraordinary opportunities now exist within the real estate market. By acquiring and developing both residential and commercial prime real estate at this time, Osprey Bay is poised to deliver quality properties as demand climbs in the future. Simultaneously, while home sales have slowed in recent years, home remodeling and improvements have remained strong, even showing growth, thus providing a solid market and synergistic area of opportunity. Our strategy is to utilize these and other market indicators to identify, expand and develop business opportunities.
Opportunistic Finance Strategies
Osprey Bay strives to employ unique and creative strategies in financing, as well. For some of our properties, we are seeking status as a Neighborhood Improvement District, a special designation that will provide municipal funding for construction infrastructure in the projects’ development. Other incentives for urban development and renewal, including tax abatements and government grants are also being pursued. Additionally, with the heightened awareness for environmental concerns, both private and public sectors are offering rebates, tax-cuts and other financial incentives for ecologically oriented or “green” construction in both new and remodeled homes.
Exceptional Values
Osprey Bay also seeks out opportunities in areas undergoing major growth or revitalization. Whether growth is occurring due to influxes of businesses and personnel into the area or urban redevelopment, we identify key trends in the marketplace and take advantage of dynamic real estate, government, and business conditions. Some of the projects currently underway are expected to benefit from both government/military and business expansion in the surrounding areas.
Strategic Partnerships
In order to expand into new areas, Osprey Bay has developed relationships that span from joint ventures to strategic alliances with minority- and disabled veteran-owned companies.
